6 Tips to Help Your Home Stand Out This Spring

Spring has traditionally been an exciting time in the South African property market. Gardens begin looking their best, homes are filled with more natural light, home buyers are more inclined to spend weekends viewing properties and sellers who have waited through winter begin bringing new stock into the market.

There is good reason for optimism this year too. The spring property market creates opportunities for sellers, particularly for those who understand that preparation, presentation and positioning all play an important role in achieving the best possible outcome.

Last spring showed just how much energy the season can bring to the property market. Home-loan applications increased strongly, market activity improved and house-price growth strengthened. Yet even in those favourable conditions, the average property still took around 12 weeks to sell. 

That is an important distinction for sellers. Spring creates opportunity but preparation helps convert it.

Here are six ways sellers can make the most of increased buyer activity this spring.


1. Remember That More Home Buyers Also Means More Choice

One of spring's greatest advantages is that more people tend to enter the market. But sellers are not the only ones who know this. More properties generally come to the market too.

For a buyer looking within the Johannesburg property market, particularly across the Northern Johannesburg suburbs, the choice may extend beyond a single area. This does not weaken the opportunity for sellers. It simply makes positioning more important.

The question becomes less about whether buyers are looking and more about why a particular home buyer should choose your home. That reason does not have to be dramatic. It could be an exceptional garden, a beautifully renovated kitchen, excellent entertainment flow, solar and backup water, a particularly good position, strong security or simply a home that has been exceptionally well maintained. The winning property is not necessarily the biggest, newest or cheapest. It is often the home whose overall value proposition is easiest to understand.

A home that costs slightly more but requires very little immediate expenditure may compare extremely well with a cheaper property requiring several projects after occupation.

5. Treat Viewings as Valuable Market Feedback

A viewing is not only an opportunity to sell the home. It is also information. The first few weeks can tell sellers a great deal about how the market is responding. If enquiries are strong and buyers are asking for second viewings, that is encouraging. If people love the house but repeatedly raise the same objection, that is useful too.
