Midrand at a glance

As the original name of "Halfway House" implies, Midrand is a relatively thriving hub of both residential and commercial property located at the halfway point between Pretoria and Johannesburg accessed via the N1 highway. Technically still part of the greater Johannesburg area.

Midrand has quickly developed into a hub for career makers and go-getters alike thanks to the proximity of multiple established headquarters for large corporates. This is thanks to relative proximity to both cities making for an exceptionally convenient lifestyle.

All of this alongside an exceptionally tranquil and relaxing lifestyle, modern and upmarket developments with state of the art security systems as well as a vast collection of recreational activities. It is no wonder that young professionals are finding Midrand the titular location to sell and buy property.

Homes of Distinction list properties within one of the most sought after Midrand Suburbs - Kyalami.

Property Practitioner Q&A

Ahead, we speak to our area expert and Property Practitioner, Christine Brits, to get a personalised perspective of living in the Midrand and Kyalami and exactly what this up and coming area has to offer

Q: What are your first impressions of Midrand?

A: Midrand is a perfectly situated suburb with access to an incredible selection of shopping centres and local conveniences. When taking a drive through the various homes situated in Kyalami, you'll find yourself surprised at how much value for money property can be found in the area

Q: What are the sort of property sizes and prices one can expect from Midrand?

A: Because of the convenience of the location, home prices may vary depending on your specific needs. However, you are likely to be looking anywhere between R1,5 million and R3,5 million.

Q: What sets Midrand apart from other areas in Johannesburg?

A: Convenience! We've said it before but it cannot be stated enough. Being situated between both Johannesburg (Sandton) and Pretoria thanks to N1 makes commuting for out of city homeowners an absolute breeze.

Q: How suitable is Midrand for young families? (Schooling and family-friendly attributes)

A: Midrand has a large selection of family homes and sectional titles on offer. Because of the fast-paced and dynamic sales stream, Midrand is a favourite for Millennials and younger GenXers looking to purchase their first home.

Beyond quick access to the famous Mall of Africa, other recreational locations include the  Glen Austin Bird Sanctuary, The Lory Park Animal Zoo and Owl Sanctuary, Gallagher Convention Centre, The World of Golf, and the internationally renowned Kyalami Race Track.

For schooling, you're spoiled for choice. But my top choices would be Midrand Primary School, Nizamiye Primary and High School, Curro Midrand - Sagewood Campus, Curro Midrand Independent School, and Kyalami Preparatory School

Q: What are the nearby healthcare facilities like?

A: There are excellent healthcare facilities, both general and private. And should you have a preferred hospital then access, as always, remains convenient. Netcare Waterfall City Hospital, Life Carstenhof Hospital, and Lenmed Medical Specialist Suites to name a few.

Q: What advice would you give to people looking to purchase property in the Midrand?

A: Take advantage of the low-interest rate while you still can! Homebuyers, especially those between the ages of 23 - 31 are trending towards buying rather than renting. This opens up the market to a short window where buyers can have more say over the cost of the home as well as a myriad of options to choose from.

Q: Has there been any recent changes to the property market in the area?

A: Midrand is one of the three fast-growing areas in Gauteng. New developments, especially in the residential sector, continue to foster growth and attract young, up and coming buyers to the area. There is a vibe that speaks to the fast pace and demanding nature of the type of buyer that lives here. The soon to be completed lagoon beach in Munyaka Lifestyle Estate, based on a waterfall, is also set to be a major market attraction.
