A Day in the Life of a Real Estate Agent - Have You Got What It Takes?

Being an Estate Agent is no walk in the park unless that park is the Kruger National and you don’t have a guide. It is a long road from the decision to getting your license to showing your first house to potential buyers, to the sale and transfer being finalised. 
 
First off, there is definitely no such thing as a typical day, it is a fast paced career filled with fun and excitement, and just enough chaos to keep things interesting. You will need to be on your feet, ready to respond to the needs, demands, and phone calls from buyers or sellers.


What Do Estate Agents Do, Really?

Estate Agents are in a sense, their own boss, which is both wonderful and stressful, but they know that they are only as good as their last sale. Some of the hurdles you can expect to navigate if you become an Estate Agent are schedules, meetings, and appointments constantly, and we do mean constantly, changing to suit your clients’ schedules, you will be running on their time. Sorting out mountains of paper work, usually during the mornings to keep your afternoons open for meetings with clients. The career also includes a lot of traveling to show potential buyers homes on offer, co-ordinating photographers on how to shoot pictures of homes just right and meeting with the sellers. Agents are certainly not expected to be in the office every day, as their jobs are first and foremost sell properties at the best price in the shortest time, no desk changes in this field.

 
The Show Day

Working a show day correctly required a certain amount of skill and so does following up with the interested buyers. Don’t forget that the agents sit in an open house and often do risk their lives in unsafe areas.

 
Negotiations

After all the paperwork and running around trying to get everyone settled and organised, it’s time to showcase the homes you have available on the market. Negotiating buyers and sellers needs and wants is a daunting affair. It requires skill and tact, mostly trying to keep all parties happy to ensure a smooth sale. 


The Offer

Once an offer is made and accepted, the work is far from over. Banks and conveyances are now added to the list of people you need to stay on top of. The transfer between sellers to buyers will usually take about 70 to 80 days and the Estate Agent will need to inform every one of every step of the process, ensuring everything runs smoothly. These deals can fall apart at the last minute with all this time being wasted.


Accurate Evaluation

An accurate evaluation will ensure that the property will sell and not stagnate in the marketplace.  This requires an agent that knows the area and that has a track record of successful sales. 

 
A successful Estate Agent is one who can maintain multiple property sales from start to end, source and evaluate homes efficiently and accurately, has exceptional time management skills and can handle the wonderland of madness that comes with the job.
