Do homes sell in winter?

There are two unwritten real estate rules that every homeowner lives by: Location is everything, and spring is the best time to sell your home. While the location rule may be set in stone — you can’t beat a prime piece of property — the right season to sell your home is showing more than a little wiggle room.

Demand is not seasonal 

Most seller's still think that springtime is the best time to sell your home, when properties are looking the most attractive post-winter and a new season is spurring buyers. This means that buyers are still buying, so sellers should still be selling. In fact, there are a few advantages to putting your house on the market this winter:

1. Lots to look forward to
Although sellers want to sell when their garden is looking its best (i.e. in spring and summer) many buyers would look forward to moving in and taking occupation when the landscaping is blossoming and making them fall in love all over again with their new home. 

2. Enthusiastic buyers
Winter buyers are more motivated - people tend to move home based on essential circumstances – a new job, a new baby, or downsizing after retirement. These events happen regardless of the time of year, so the demand still exists, irrespective of the weather or the shorter days. In fact, these are the serious buyers who NEED to move NOW, and your home could be the right one.

3. Invested estate agents
Don’t knock the power of having a de-stressed realtor by your side. Since the market usually slows down in the winter, estate agents are generally more focused during this period due to less stock splitting their attention, making it much more likely that everyone will have a good time on closing day.

4. Slim competition
Because of this preconception that spring is the “best time” to sell, many sellers are waiting to put their house on the market, meaning that there is currently less competition in your neighbourhood, but buyers still looking to buy! There are also fewer developments and launches in winter, providing less distraction for the discerning buyer. Less surrounding stock makes it easier to move yours.
